The California Home Insurance Crisis: Why Homeowners Are Making the Move to Tennessee
The California home insurance crisis is hitting harder than ever, and it’s no longer limited to high-risk wildfire zones. Homeowners across the state are being blindsided by policy cancellations, denied coverage, and premium hikes that have doubled or even tripled with little notice.
What’s worse? This is happening in everyday neighborhoods to responsible homeowners. People with great credit, no claims history, and well-maintained properties are being dropped by trusted insurers like State Farm, Allstate, and Farmers, often without warning.
What’s Behind the Insurance Crisis in California?
One of the biggest drivers of this crisis is California Proposition 103, a regulation that limits how much insurance companies can raise their rates, even as their own costs to operate and rebuild continue to rise. As a result, many companies are scaling back or pulling out of the state completely.
When homeowners lose private coverage, they’re often forced into fallback options like the California FAIR Plan, which comes with higher premiums and limited protection.
It’s not uncommon to see quotes of $6,000 to $10,000 or more per year, even for modest homes in low-risk areas. The result is fewer options, higher costs, and growing uncertainty.
The Emotional and Financial Toll on Families
We’ve spoken with homeowners who received cancellation letters out of nowhere. Some have never filed a claim. Their homes are in excellent condition. And yet, they’re told their policies won’t be renewed.
Others are getting new quotes and realizing they can’t afford to stay in their homes, even though their mortgage hasn’t changed.
For many, the rising premiums and stress have led them to explore other options.
Why Families Are Moving from California to Tennessee
That’s where Tennessee comes in. For many families, relocating brings unexpected peace of mind—especially when it comes to home insurance.
In Tennessee, insurance is affordable, accessible, and stable. Most of our clients pay between $1,300 and $1,800 per year for full coverage with trusted carriers. There’s no panic when it’s time to renew, and you’re not penalized for your ZIP code.
This stability is one of the top reasons families are choosing to start their next chapter in Tennessee.
