According to LendingTree’s market data, January has historically had one of the lowest median price per square foot values of the year, with buyers saving around 8% per square foot compared to May, which tends to be the most expensive month. That could translate into roughly $23,400 in savings on a typical 1,500 square foot home by buying in January instead of May.

That doesn’t mean every home will be cheaper, but it does mean that many buyers find better value earlier in the year, which makes a real difference when affordability is tight.

2. Less Competition Means More Breathing Room

The winter housing market is quieter, and quieter markets often mean less competition for buyers. Because many people assume spring is the right time to buy, fewer buyers are out looking in January. That can lead to:

  • Less pressure to make quick decisions

  • More time to compare homes and think through offers

With fewer active buyers, sellers who do list in January tend to be more serious and sometimes more willing to negotiate on price, closing costs, inspection items, and timelines.
